Frequently asked questions about how Defence Finance can help you make the most of your DHOAS entitlements
What does Defence Finance actually do, and who is it for?
Defence Finance is a veteran-owned defence mortgage broker that helps Australian Defence Force members, such as currently serving, a reservist, or a veteran, buy homes using home loans that suit their unique lifestyle, including DHOAS loans. It’s not a bank, and it doesn’t work for one lender. Instead, it helps you find a loan that works best for you, especially if you’re eligible for Defence benefits like DHOAS.
Defence Finance understands how Defence life works, like the postings, the pay, the long hours, and the moves. That means you don’t have to explain everything from scratch like you might with a regular broker.
What do I need before I get in touch?
You don’t need a bunch of paperwork or financial documents just to make contact. If you know your PMKeys number, roughly how much you’re looking to borrow, or where you might want to live, that’s a great start. But it’s not required. You can reach out even if you’re still unsure.
Some people call with just one small question. Others are further along and want to compare home loan options. Wherever you’re at, it’s okay. Defence Finance is here to walk you through the steps at your own pace and make it all a bit simpler.
Do I need to know about DHOAS before I contact you?
Not at all. A lot of Defence members have heard of DHOAS but don’t really know what it means or how to use it. Some haven’t even used any of their entitlements yet. That’s totally normal.
When you contact Defence Finance, you don’t need to know the details. We’ll explain how the Defence Home Ownership Assistance Scheme works and check if you’re eligible. Even if you’ve never used your benefits before, it’s worth seeing how they could help lower your loan costs.
Can I still contact Defence Finance if I’ve already started a loan with someone else?
Yes… and you probably should, just to be sure you’re getting the best deal. A lot of people think once they’ve started something with another lender or broker, they’re locked in. But that’s not always the case.
If you’re part-way through the loan process, Defence Finance can still take a look at what you’ve got and let you know if there might be a better way, especially with DHOAS, which some lenders don’t fully understand. Getting a second opinion could save you money or help things go smoother.
What if I have bad credit or debt?
You can still get in touch. Life happens, and having some credit issues or existing debts doesn’t mean you can’t get a home loan. It’s better to be upfront about it so you can find out what your options really are.
Defence Finance can help you understand how your credit score might affect your loan and what you can do to improve things. Even small steps can make a big difference over time. The key is starting the conversation early so you’re not caught off guard later.
I’m posted interstate. Can I still use your service?
Absolutely. You don’t need to be in one location or based near the office. Defence Finance helps ADF members across Australia, no matter where they’re posted. You can get support by phone, email, or video call, depending on what suits you best.
The process is set up to be flexible, because Defence life isn’t always predictable. Whether you’re posted in the NT, on base in Sydney, or rotating through different locations, you can still get advice and help with your home loan from wherever you are.
I’m not ready to buy a house yet. Should I still get in touch?
Yes, and it’s actually smart to start early. If you’re planning to buy in 6 months, 12 months, or even further down the track, reaching out now can help you prepare. You’ll get a better idea of what to save, how to use your DHOAS benefits, and what steps you’ll need to take when the time comes.
A lot of ADF members wait too long and end up feeling rushed. But by asking a few questions early on, you’ll be in a much stronger spot when you’re ready to make a move.
How long does the whole process usually take?
It really depends on your situation, but things can move quicker than you might think. If you’ve got your documents ready and you’re clear on your plans, it can take a few weeks from first contact to getting your loan approved. But if you’re still early in the process, that’s okay, too. There’s no rush.
The goal is to work around your timing. Defence Finance can help map out a plan and give you a rough idea of how long things will take based on where you’re at right now. Even if you’re not ready to buy yet, you can still start putting things in place.
Can you help me figure out how much I can borrow?
Yes. That’s one of the most common reasons people reach out. You don’t need to guess or use a bunch of confusing calculators. A quick chat can give you a clearer idea of how much you might be able to borrow based on your Defence income, entitlements, and other factors.
To get a rough estimate right now, you can also try the DHOAS loan calculator. It’s a simple tool that shows how much monthly subsidy you could be eligible for and how that might help with your loan repayments.
Using the calculator alongside personalised advice can help you set a realistic budget and avoid overcommitting. It also gives you a better idea of where you could buy and what type of property might be within reach.
What if I’m buying with my partner?
That’s totally fine. Many ADF members buy property with a partner, and Defence Finance can help you both work through the loan process together. If your partner isn’t in Defence, that’s okay, too. The loan can still be set up to include both incomes and suit both of your names on the title.
If you’re using DHOAS, it just means a bit of extra planning to make sure it all lines up. But it’s a common setup, and help is available to make sure everything’s done properly from the start.
