How do DHOAS loans work?
Welcome to your guide on DHOAS Loans. DHOAS stands for Defence Home Ownership Assistance Scheme. This special type of home loan is made for members and retirees of the Australian Defence Force. It’s a way to get a low-interest rate loan that can help you save money compared to other loan types.
What is a DHOAS Loan?
The Australian Government has made DHOAS loans to help current and former Australian Defence Force members and their families buy homes. This special loan comes with a monthly subsidy, which is a kind of help to pay off your loan faster. The more time you’ve served, the higher your monthly subsidy can be. For example, if you’ve served for at least 8 years, you could get up to $1,029 every month. And from 2023, even more people can get this benefit because the rules have changed to make it easier to qualify.

What types of DHOAS home loans are there?
There are different types of DHOAS home loans to choose from. Some have a variable rate, which means the interest rate can change. Others have a fixed rate for a certain amount of time, like 1 year or 5 years. This means the interest rate stays the same for that time, so you know exactly what your repayments will be.
What is the eligibility criteria for DHOAS loans?
To get a DHOAS loan, you need to have served on or after 1 July 2008 and completed a certain amount of service time. This is called your qualifying period. The longer you’ve served, the more benefits you can get. There are three tiers or levels of benefits, based on how long you’ve served. And from 1 January 2023, it’s even easier to qualify for these tiers.

Available Subsidies
A key feature of the DHOAS Loan is the provision of subsidies, which are calculated based on an individual's length of service and accumulated service credit. These subsidies can be applied towards reducing the interest rate or loan amount, making the loan more affordable.
Flexibility
The DHOAS Loan considers both current and former ADF members. To be eligible, individuals must have served in the ADF within the past five years and have completed a minimum qualifying period. Foreign service may also be considered in certain cases.
Easy Eligibility
To maintain eligibility for the DHOAS Loan, there is an occupancy requirement. Borrowers are required to live in the property for a minimum of 12 months. However, if the borrower receives a posting and is required to move before the 12-month mark, they can still retain the loan.
